Is this position exempt from overtime pay?
Performs assigned tasks including but not limited to service, adjustment, replacement, repair and maintenance of heating, ventilating, air-conditioning, boilers, refrigeration equipment, components and parts. This position is considered essential personnel for emergency situations, including inclement weather conditions. As needed, works shift work, scheduled extended hours and/or responds to emergencies outside of normal working hours and holidays. Management reserves the right to limit the use of annual leave during mission essential timeframes.
Essential Duties & Responsibilities
Does this position have supervisory responsibilities?
1. Performs assigned tasks including but not limited to service, adjustment, replacement, repair and maintenance of heating, ventilating, air-conditioning, boilers, refrigeration equipment, components and parts.
2. Observes and tests proper operation of heating, ventilating, air-conditioning units and boilers to determine need for adjustment, replacement or repair.
3. Services, adjusts, and places central HVAC equipment into operation by checking appropriate gauges and instruments to maintain proper operating conditions within the operating specifications.
4. Advises mechanical systems manager of difficulties related to warranty issues that may require a contractor to respond.
5. Responds to emergency situations as needed.
6. May perform duties of lower level personnel engaged in servicing, adjustment, replacement, repair and maintenance of heating, ventilating, and air-conditioning equipment, components and related parts.
7. Performs other duties as required.
To perform this job successfully, an individual must be able to perform each essential duty satisfactorily.
· High school diploma or equivalency certificate. Appropriate vocational training preferred.
· Three (3) years of progressively responsible heating, ventilating, and air-conditioning work experience.
Knowledge, Skills, and Abilities
· Skilled in the installation, repair and maintenance of light commercial or residential HVAC equipment and systems.
· Basic knowledge of refrigeration, HVAC, steam and condensate systems, pressure and temperature checks, and electric including troubleshooting and servicing.
· Experience and knowledge of roof top units, heat pumps, and electrical control systems.
· Working knowledge of plumbing and electrical trades as it pertains to HVAC systems.
· General knowledge of OSHA regulations and safe practices.
· Ability to work independently and coordinate work with others on a job site.
· Demonstrated ability to effectively work and communicate with diverse populations.
· Strong customer service orientation.
· Ability to meet deadlines.
· Must provide own basic hand tools and some test equipment (i.e. manifold gauges, Amprode).
· Ability to work shift work, scheduled extended hours and/or respond to emergencies outside of normal working hours and holidays as needed.
· Ability to employ business technology tools (e.g. E-mail, AACPS Intranet, electronic benefits enrolment tool, Microsoft Office Suite, etc.).
Qualification Requirements for Employment in Grade 12 as a New Hire or Transfer:
In addition to all the requirements of Grade 11 listed above:
· Five (5) years of progressively responsible heating, ventilating and air-conditioning work experience.
· Experience working as a work leader for a small crew.
· Experience laying out work for other members of a crew.
· Ability to read and interpret drawings and specifications, and schematics to determine location, size, capacity and type of new equipment specified.
· Ability to diagnose causes of equipment breakdowns, test parts with appropriate instruments, disassembles and assembles parts, and repair equipment and associated components.
· Working knowledge of boiler service and safeties.
· Experience adjusting, repairing, overhauling such parts as reciprocating compressors, centrifugal pumps, water pumps, coils, motors, louvers, dampers, filters, pneumatic electric and electronic controls, blowers, solenoids, thermostats, humidistat and registers.
· Must have a valid Maryland State Journeyman HVAC license and CFC certification. License and certification must be maintained throughout employment.
· Possess a valid Maryland Class C driver’s license plus proof of good driving record.
Career Ladder Requirements
Eligibility for Consideration for Advancement from Grade 11 to Grade 12 requires:
· Two (2) years of continuous successful experience in the position at the Grade 11 level.
· Mastery of all duties and responsibilities of the position.
· Evidence of completion of additional training that may be recommended by supervisor and/or participation in approved professional development programs or courses, approved in advance by the supervisor.
· Achievement of identified goals as they relate to the needs of the district and as established by the supervisor.
· Consistent maintenance of an effective and orderly work environment.
· Consistent compliance with general office procedures such as Standards contained in the AACPS Employee Handbook; Demonstration of discretion and excellent customer service; Regular and punctual attendance; and Building dress code, including wearing AACPS ID badge.
· Above Satisfactory overall job performance for two most recent consecutive years.
· Ability to perform manual labor, carry tools and handle materials of 80 pounds, work at heights on aerial lifts, scaffolding, stepladders and/or extension ladders, crawl in, under, over, or through equipment, and work in confined spaces. May be required to do extensive walking, bending, stooping crawling, and kneeling in the course of completing daily work assignments.
· Ability to work in adverse environments, indoors and outdoors (hot or cold, as required) and/or in inclement weather. Assignments may involve exposure to dust, dirt, noise, climbing ladders, crawling and extreme temperatures. Some assignments will involve exposure to disagreeable elements and injury hazards.
· Employee is required to use safety devices and protective equipment in order to minimize the frequency and severity of work-related accidents. Adheres to safe practices and methods in the operation of equipment and supplies related to his/her particular job.
· The employee is responsible for correcting and/or reporting any conditions within the building or grounds that may be hazardous to employees, students or staff members assigned to the building.
